Loan Process

Our staff will guide you step by step through the loan process.

Meet your Loan Officer

Schedule an appointment in person or over the phone to review your goals and discuss financing options.  It is important to us at Big Island Lending Group to fill out the loan application with you. Be prepared to supply the following documentation:

  • Most recent two years tax returns/W-2's (business returns if self-employed)
  • Most recent two paystubs
  • Most recent two bank statements (including checking, savings, 401k & stocks
  • Government issued identification
  • Current real estate owned most recent mortgage

Pre-Approval

Based on the information and documentation provided in the application process, we will determine the loan program that's right for you and how much you qualify for.   


For a purchase transaction we will provide a pre-approval letter to your realtor to submit with your offer. 

Application Submittal

Big Island Lending Group works with 100+ Lenders and will determine which Lender is the best fit for your transaction. 

Loan Estimate & Disclosures

A Loan Estimate contains details on your mortgage such as closing costs, interest rate and monthly payments.  This information is an estimate.


Disclosures are documents in which Lenders are obligated to be completely transparent about the terms of the mortgage agreement they are offering you. These are signed prior as a commitment to begin the loan submission process.

Appraisal

A Lender approved Appraiser will provide an estimate of the homes market value.  The appraisal report describes what makes the home valuable and shows how it compares to other properties in the neighborhood.

Underwriting Approval

You are almost there.  Your loan has been approved with conditions.  Conditions refer to items that still need to be addressed.  You will work with your Loan Officer to submit any additional items.

Closing

Once we have the Final Underwriting approval, you will receive your Closing Disclosure (CD).  The CD defines the details of your loan, including the money you will need to bring to closing, your interest rate and total monthly payment. Three days after the CD is signed, you sign your loan documents in front of a Notary Public.    

Congratulations!

Once the title company has recorded your loan documents, the home is yours.  Or in the case of a Refinance, the process is complete.
